There is a future employment strand at North West Thundersley, a greenfield allocation with highly fragmented land ownership that will need a full infrastructure package before it comes forward. It is a long-term prospect rather than active ground, but worth noting for the area’s direction.

The area is not only bungalows and estates. Hadleigh Park hosted the 2012 Olympic mountain bike course and sits next to Hadleigh Castle, and there are local retail centres at Tarpots and Hadleigh Broadway. Those retail parades bring shopfitting and services work with flats and units above.

The single-storey nature of so much local stock changes the work in small ways. Runs of soil pipe and waste often go straight down through a ground floor slab rather than through several floors, and flues exit low external walls. It sounds minor, but it makes the setting out and the slurry control simpler, and it keeps most household jobs to a single visit.

Benfleet is about 6.1 miles from Leigh-on-Sea, roughly 17 minutes on the A13 London Road and Rayleigh Road. The A130 Canvey Way runs to the south and the A127 to the north, so access to both the estate and the residential streets is quick.
