What is soft strip demolition?
Soft strip demolition is the removal of all the non-structural parts inside a building. The idea is to reduce the space to a clean shell without touching anything that holds the building up.
The frame, the load-bearing walls, the columns and the slabs are left in place. What comes out is the fit out on top of them: suspended ceilings, partitions, floor finishes, fitted joinery and the redundant mechanical and electrical services. A strip out is a controlled clearance, not a knock down.
Because it is non-structural, a soft strip is usually a stand-alone first stage. It leaves the building safe and stable so the next trades, or the demolition crew, can start on a known, empty shell.
When do you need a soft strip out?
You need a soft strip whenever a space has to be cleared back to shell before new work can begin. That covers refurbishment, fit out and pre-demolition alike.
On a refurbishment or a fit out, the strip out is the first stage: an office, shop or industrial unit is emptied of its old fittings so the new layout can be built on a clean base. Before a full demolition, the soft strip takes out the fixtures and services first, so the shell that remains can then be taken down safely. Landlords also use a strip out between tenancies to hand back a lettable shell.
In every case the point is the same. Get the interior cleared cleanly, keep the structure intact, and leave the space ready for whatever follows.
What gets stripped out
The scope depends on how far back to shell the job goes, but a full soft strip removes everything that is fixed to the structure without being part of it.
Ceilings, partitions and finishes
Suspended ceilings and the grid come down, along with stud and demountable partitions. Floor finishes are lifted, from carpet and vinyl through to raised access floors and, where required, screed. That opens the floor plate up to a single clear span.
Fixtures, fittings and joinery
Kitchens, WCs and sanitaryware, shopfittings, reception counters and fitted joinery are all taken out. Anything bolted or built onto the shell that the next scheme will not reuse is removed and cleared.
Mechanical and electrical services
Redundant services are stripped back once they have been isolated and made safe: ductwork, pipework, radiators, cable, containment and the associated plant. Isolation of live supplies is confirmed before anything is disconnected.
How we plan a soft strip demolition
We survey and plan before we lift a tool. We look at the fit out, the services, the access and how the material will leave site, then agree an order of work that keeps the structure clear of load and the site safe as it empties.
Asbestos comes first. In any building of the right age a refurbishment and demolition asbestos survey must be in hand before intrusive work starts, and any licensed removal is completed before we begin. That survey is the client duty holder's responsibility, and we plan the strip out around a clean result rather than disturbing suspect materials.
Services are isolated next. Power, water, gas and data are confirmed dead and capped before the strip out reaches them, so nothing live is cut into. Only then does the clearance run, top down and section by section.
Waste segregation and lawful disposal
We sort the material as it comes out rather than filling one mixed skip. Metals, timber, plasterboard, ceiling tiles and general waste are kept apart on site so each stream can be dealt with properly.
Everything is then removed by licensed waste carriers arranged for the job and taken for lawful disposal or recycling. Segregating at source means more of the strip out material is recovered and less goes to landfill, and it keeps the paperwork trail clean for the client.
From strip out to structural works
A soft strip often runs straight into structural alteration. Once the shell is clear, we can move on to cutting and removing concrete on the same site, which saves a separate mobilisation.
That includes forming new openings and taking out redundant slabs, beams and staircases. For the concrete work we use concrete cutting to saw sections cleanly, and where a structure has to come apart without impact we use controlled demolition.
